Carmel Valley Real Estate

As San Diego County's technology and biotech industries heated up in the late 1980s, and companies built up infrastructure, the housing market similarly evolved. In order to keep pace with the workforce entering the area to work in Torrey Pines and Sorrento Valley, Carmel Valley quickly developed. Since then, it has become known as the best of both worlds—near to work, but close enough to the ocean and the conveniences of a well-planned community to feel perfectly like home.

And because the area is so new, it's perfectly planned for your lifestyle. The influx of professionals who quickly moved into the community led active lives, and the area boasts a large system of paved trails for walking, biking and skating. Children in the community have plentiful park space, as well as city libraries and recreation centers that play host to numerous groups designed for each age bracket—adults included. The Carmel Valley Recreation Center offers a swimming pool, soccer fields, tennis courts and a gymnasium. On the weekends, the sky can be filled with colorful hot air balloons, complements of the nearby businesses that escort tourists—and romantic local couples—into the sky.

Beyond the immediate neighborhood, it's just a short car ride to the beach, Torrey Pines State Reserve and Del Mar. Carmel Valley residents are also newly connected to the inland via Highway 56, the east-west connector which opened in 2004.

The area's schools are much newer than most of the facilities in San Diego, and high school students attend Torrey Pines High School, which is one of the best high schools in the state. The school has a fantastic Advanced Placement program, and develops students with top SAT scores, helping them to get into some of the best colleges and universities in the country.

The homes of Carmel Valley are carefully planned and designed to complement each other. The current average price of a home in the area is $1.0 million, but prices can range from $580,000 to almost $5 million. In February 2006, the average home sold for $1,027,125. The area continues to expand to the south and west, and the market can hardly keep up with the interest in the area.
