The 2000 census found that Belvedere California, located in Marin County across the golden gate bridge from San Francisco, is the one of the wealthiest suburbs in the state. It is Marin's smallest and some say, its most exclusive city. Belvedere comprises the lagoon area, the 'island,' and approximately one-half of Corinthian Island. Homes in this neighborhood usually sell for well past the $1MM mark.
It's a small town consisting of about 956 households, and approximately 25% of the families have children under the age of 18. According to that same census, “The median income for a household in the city is $130,796, and the median income for a family is $185,590.”
Real Estate in Belvedere is premium. In February 2005, prospective home buyers in Belvedere paid, on average, $1.5MM.The average price of a home in Belvedere increased to over $1.9MM in February 2006.
Along with a beautiful setting and close proximity to the ocean, Belvedere is close to the major cultural center in the area: San Francisco. San Francisco is an easy commute via ferry or county bus from Belvedere, or it is a beautiful drive across the Golden Gate Bridge. Living in Belvedere will afford you access to all of the city's restaurants and attractions, but without the hectic aspect of city living. In addition, there are a number of recreational opportunities for Belvedere citizens, such as sailing, mountain biking, running, and hiking.
For families with children, top schools are provided by the Reed Union School District, an elementary district serving the southern Marin communities of Belvedere, Tiburon, and a portion of East Corte Madera. High school students are served by Tamalpais Union High School District in Larkspur. Living in Belvedere is a luxury few can afford, but if you have the means, strongly consider buying a home here as it is arguably one of the most stunningly beautiful settings in the country.
